Selling in Central Texas: The Pricing and Prep That Matter
Homes that sell well here are rarely the newest or the biggest. They are the ones that arrive prepared: priced from real local sales, clean, photographed properly and with paperwork ready before the first buyer walks through.
Price from comparables, not from hope
Automated estimates struggle with acreage, custom finishes, views and anything unusual — which describes a lot of Central Texas. A realistic range comes from recent closed sales of homes that genuinely match yours in size, age, lot and condition, adjusted for what makes yours different. That range, and the pricing strategy around it, is the single decision that most affects your outcome.
The first two weeks are the ones that count
Attention peaks when a listing is new. A home priced above the market during those weeks tends to sit, then sell later for less than it would have. Everything below exists to make sure day one is the strongest day.
Get the paperwork together early
- Seller's Disclosure Notice. Texas requires most residential sellers to disclose known conditions. Start it early and answer carefully: roof age, foundation work, water penetration, flooding history, past claims.
- Existing survey. If you have one from your purchase and nothing has changed, a buyer may be able to use it with the appropriate affidavit, which saves time and cost.
- HOA, MUD and district details. Dues, contacts and any assessments.
- Receipts and warranties. Roof, HVAC, water heater, foundation and remodel records build confidence and answer inspection questions before they become negotiations.
Fix what an inspector will find
Buyers will order an inspection. Handling the obvious items first — leaks, failed seals, HVAC service, gutters, drainage at the foundation, damaged screens — removes easy discount requests. On an older home, a pre-listing inspection helps you decide what to repair, what to disclose and what to price in.
Make it photograph well
Clear surfaces and closets, neutralize bold colors, deep clean, and handle the exterior: trimmed shrubs, fresh mulch, a clean entry, working lights. In Texas heat, shade and outdoor living space sell — show them at their best time of day.
Plan the next move at the same time
If your purchase depends on this sale, decide early how the timing will work: a sale contingency, a temporary lease-back after closing, or bridge financing discussed with your lender. Sorting that out before you list keeps a strong offer from falling apart over dates.
