Relocation guide

The commute decides
more than the house.

Living between two cities is the appeal of this area and the thing people misjudge most. The map says thirty miles. Your Tuesday morning says something else.

The geography, plainly

New Braunfels sits on I-35 roughly between San Antonio and Austin, which makes both reachable and neither quick at rush hour. Canyon Lake is west of the interstate on winding two-lane roads, so the first fifteen minutes of any trip are slow by design. Bulverde and the 281 corridor lean toward north San Antonio. Which highway you live near matters more than how many miles you are from downtown.

Test the actual drive

Hybrid work changes the math, but not the way people assume

Two days a week in the office makes a longer commute survivable, so buyers reach further out for land and quiet. Just price the trade honestly: fuel, vehicle wear and the hours. An hour each way, twice a week, is roughly a hundred hours a year.

If the commute only works when the roads are clear, it does not work. Build the plan around a normal bad day, not a good one.

What this means for your search

Decide the maximum acceptable drive first, then look at what that radius buys. Buyers who start with the house and hope the drive works out are usually the ones moving again in three years.
