Property Taxes and Homestead Exemptions in Central Texas

Texas has no state income tax, which is part of why people move here. Property taxes are the other half of that sentence, and they surprise buyers who are comparing homes only by price. Two houses listed at the same number can carry meaningfully different monthly costs.

Nobody sets one tax rate

There is no statewide property tax. Your bill is the total of rates set by local taxing units: the county, the city, the school district and often a college, hospital or emergency services district. Cross a school district line and the total changes, even if the houses look identical.

Value is set separately by the county appraisal district — Comal, Guadalupe, Bexar, Kendall or Hays, depending on where the home sits — as of January 1 each year.

New neighborhoods often carry extra districts

Many newer subdivisions sit inside a municipal utility district (MUD) or public improvement district (PID) that funded the roads, water and sewer. Those add to the bill or appear as a separate assessment. They are not a reason to avoid a neighborhood, but they belong in your monthly math from the first showing. Texas sellers are required to disclose MUD status, and the full list of taxing units can be pulled for any specific property before you write an offer.

The homestead exemption is worth filing for

If the home will be your primary residence, file a residence homestead exemption with the county appraisal district. It lowers the taxable value used by school districts, with additional amounts available to owners who are 65 or older or who have a disability, and cities and counties may add their own. Filing is free and done directly with the appraisal district — you never need to pay a company to do it.

A homestead also limits how fast the taxable value can climb year to year, which matters in a market that has moved as much as this one.

Do not budget from the seller's bill

The current owner's tax amount reflects their exemptions and their assessed value, not yours. For a realistic estimate, apply the current rates to your purchase price and then account for the exemptions you expect to qualify for. If you finance, your lender will usually collect taxes monthly through escrow, so an inaccurate estimate shows up directly in your payment.

You can protest the value

Appraisal districts mail notices of value each spring, and owners have a window to protest. Recent comparable sales, condition issues and errors in the property record are the useful evidence. Many protests are resolved informally without a hearing.

What to do while you shop

Ask for the taxing units and current rates on every home you seriously consider, add HOA dues and any district assessments, and compare total monthly cost rather than list price. Then confirm the specifics with your lender, the appraisal district or a tax professional — rules and amounts change, and your situation may differ.
